Before you pay or sign, have the deed checked.
Send us the deed you have been shown. We read it in full, cross-check its details and point out, in black and white, everything that should alert you.
An advisor contacts you within 48 hours (working days).
When should you have a deed checked?
You are buying a property
Before paying a deposit or signing a sale agreement, make sure the seller's deed holds up.
You are buying from abroad
You cannot travel: an independent look at the papers before you send any money.
You are inheriting or selling
Make sure your own deeds are consistent before showing them to a buyer or the notary.
Four steps, one clear report.
You send the deed
Through the form below: PDF, scan or a clear photo of every page.
We analyse it
Full reading and cross-checks: price, areas, dates, parties, chain of title, land registry publication.
We review it
Every finding is reviewed by our team before it reaches you.
You receive the report
In French and Arabic: verdict, anomalies ranked by severity, official checks to carry out.
What we spot.
These are the kinds of warning signs the check brings to light.
Price in figures ≠ price in words
“12,500,000 DA” in figures, but “twelve million dinars” in words.
An area that changes
78 m² on page 1, 92 m² in the property description on page 3.
Dates out of order
A deed registered before it was even signed.
Missing chain of title
The deed does not say how, or under which title, the seller became owner.
Incomplete land registry references
Volume, number or date of publication at the land registry missing.
Unexplained cash payment
A large share of the price paid in cash, with no trace or proof.
Fictitious examples, for illustration only.
What you receive.
A structured file, in French then Arabic, that you can show to your notary or lawyer.
- A one-line verdict: compliant, to be checked, irregular or non-compliant.
- The anomaly register, ranked by severity: critical, high, medium.
- For each decisive finding, the exact quote from the deed and our analysis.
- What, on the other hand, is consistent in the document.
- An action plan: the official checks to carry out before paying.
- The list of documents to gather.

Verdict
Anomaly register
A warning service, not an authority.
- It is neither a certificate of authenticity or forgery nor a court expert report.
- It is not advice from a lawyer or a notary: the report helps you ask them the right questions.
- The analysis covers the documents you send us, without access to originals or official registers.
- Only the land registry, the notary and the competent authorities establish the legal truth. Every decision remains yours.
On request.
The price depends on the document to be checked. Send your request: an advisor contacts you within 48 hours (working days) to let you know.
Request a check
Fill in this form and attach the deed if you have it at hand. You can also send it to your advisor later.
Your questions.
Which documents can you check?
The deeds you are shown when buying: notarial deed of sale, land title booklet, sale agreement, administrative deed. If in doubt, send it: we will tell you whether it is covered.
Does the report replace the notary?
No. It is a technical consistency opinion that helps you spot warning signs. The official checks still have to be made with the land registry and the notary.
Do my documents stay confidential?
Yes. They are used only for your check and are shared with no one (Law 18-07).
How much does a check cost?
The price is given on request, depending on the document. An advisor contacts you within 48 hours (working days).
In which language is the report?
In French, followed by its full Arabic version.
